Before you Start

When selling your home its important to remeber a few key points. Having an experienced agent who is able to explain those points, and put together an effective marketing plan will increase the odds of selling your home quickly and for the best price.

Don't price your home above market. Homebuyer's know exactly what the market conditions are in your home's neighborhood and won't be fooled into paying more than its worth.

Make your home shine. Try to see your home through the eyes of your prospective buyers. Pay attention to 'curb appeal' and remember that 'if you can't see it, you can't sell it'. keep landscaping attractive but to a minimum. Consider hiring a home stager - you wan't your house to look just a little bit better than the one for sale down the street.

Inspections. Those nasty little things that sellers fear. Many sellers believe that when a buyer orders various inspections, those reports will come back and be used as a negotiating tool. Often times, they will be. But they can be a negotiating tool for the benefit of a seller if you anticipate what buyers need, and give it to them. Hire a home inspector before listing your home so you'll know exactly what issues are going to come up when its the buyers turn to ask for repairs, or price reductions.

Make simple, low cost improvements to increase the saleability of your home. Spending truckloads of money on upgrades won't do you any good if you'll only receive a hatchback full of cash, when it sells.

There are numerous things to consider when planning for the sale of your home. Some are relatively simple, others can be quite complex.
